Protect your land.
Every great conservation story begins with a landowner.
A conservation easement is voluntary. Your land remains in your ownership and can still be sold, inherited, and enjoyed by future generations.
Conservation begins with a conversation. We take the time to understand what makes your land special, so that you can protect what matters most to you. Together, we work to create an easement that protects the important conservation values while ensuring your long-term vision for your property.
Why landowners conserve:
Legacy
A conservation easement secures your family’s legacy by permanently protecting your land, so future generations can enjoy it as you intended.
Tax Benefits
Donating a conservation easement may qualify as a charitable contribution, potentially providing a substantial federal income tax deduction and reducing your estate tax burden.
Estate Planning
Conservation easements may reduce estate taxes, reducing potential inheritance dilemmas and disagreements.
Love of Place
Many landowners simply want to ensure what makes their land special will be protected in perpetuity.
Is my land a good fit?
Every property is unique, but many contain important natural, scenic, or historic values that are worth protecting. If your land has special features that you want to preserve for future generations, it may be a good candidate for a conservation easement.
If you are interested in establishing an easement with MCT, your property must meet at least one of the following criteria:
Your property is in the North Georgia mountains or foothills
The land has natural, scenic, agricultural, or historic value
You want to protect the land permanently, not just for now
You are the sole or primary decision-maker for the property
Not sure if your land qualifies? Give us a call. We are here to answer your questions. Many of our longest landowner relationships began with a conversation years before an easement was signed.
Ready to take the first step?
Our first conversation is simple: you tell us about your land and what you hope for it, and we work with you to decide how to proceed. No paperwork, no commitment.
